Dear New Oakridge Village Member,

We’re thrilled to welcome you to our community! We are confident you’ll enjoy living here, and the Board is here to help make your transition smooth.

To reduce paper and ensure you always have the latest information, our website serves as the primary "Operating Manual" for the Village. Please review the key sections below to get started.

📋 Action Items for New Residents

To keep our records current, please complete the following steps as soon as possible:

Register for Communications: Send your phone number and email address to oakridgevillagehoa@gmail.com to be added to the Village directory and email list. (Note: the directory and email list are not published to the website. A copy is available upon request)
Obtain HO-6 Insurance: As a condo owner, you are required to carry your own personal HO-6 policy covering your belongings, personal liability, loss of use, and loss assessment. The HOA's master policy covers the buildings — not your unit's contents or your personal liability. See our HO-6 Insurance Letter for details on what your policy should cover, including the HOA's $25,000 deductible which may be your responsibility in a loss.
Submit Your Policies: Even if you do not own a pet, please review, sign, and return the required agreements to the mailbox located at the pool.

🏛️ Understanding Your Ownership

Living in a condominium is a unique form of ownership. At Oakridge Village:

What you own: The interior of your unit and its specific utility systems.
What we share: You hold a 1/36th interest in the buildings and common areas.
The Exterior: The HOA maintains the building exteriors, structural elements, and common grounds. Owner-added, previous owner added, or owner-modified items — including decks, patios, fences, hot tubs, personal gardens, and similar improvements — are the owner's responsibility to maintain and insure. Personal plantings may not adhere to or damage HOA-maintained building surfaces (brick, mortar, siding, roofing, or flashing).

Important: No modifications to building exteriors (including drilling, attaching items, or utility installations) are allowed without written Board approval. Please visit the Architectural Request & Completion page before starting any project.

🚗 Essential Village Rules

For the safety and comfort of all neighbors, please observe these primary rules:

Speed Limit: 10 MPH throughout the Village for all drivers.
Parking: Vehicles must be parked in your garage first. Garages may not be used primarily for storage in a way that prevents vehicle parking. Driveways may be used for additional vehicles only when your garage spaces are in use. Common areas are for temporary guest parking only — no overnight or long-term storage. Recreational vehicles, boats, and trailers may not be stored on the property.
Pets: Must be leashed at all times in common areas. Owners are responsible for immediate cleanup and ensuring pets do not become a nuisance to neighbors.
Garage Doors: Keep your garage door closed when not actively in use for entering or exiting.
Noise: Please be mindful that our duplex and triplex construction means neighbors are close. Noise that can be heard in adjacent units or common areas should be kept at a comfortable level for all.
Trash & Garbage Cans: Cans and bins must be stored out of sight — in your garage or otherwise screened from view — except when placed out for scheduled pickup. Do not leave cans on your driveway or patio.
Patios & Doorsteps: Keep patios, doorsteps, and driveways clean and free of clutter. Laundry and unsightly items may not be stored or hung on patios or balconies.
Common Areas: Personal belongings — bicycles, scooters, toys, and equipment — may not be left in common areas.
Pool: The pool is a shared amenity available to all residents. Up to 3 private weekdays only reservations per owner per summer may be arranged at least one week in advance.
Smoking: Smoking is not permitted on patios, balconies, or in common areas within 25 feet of any building. Residents who smoke inside their unit are responsible for ensuring smoke does not enter neighboring units.

💰 Monthly Dues & Financials

HOA dues are due by the 10th of each month. Payments can be made via:

Bank Bill Pay (preferred): Set up a recurring payment through your bank's online bill pay feature. Your bank sends the check — no stamps, no hassle.
